Irving covers about seventy years of construction, so the house next door may need nothing like what yours does.

Irving built out in waves, and each wave sits differently
Irving is not one housing stock. The older core near downtown and Irving Heights dates back far enough to be pier and beam. Then the city expanded hard through the mid-century, which put down a large stock of slab-on-grade ranch houses, and Las Colinas and Valley Ranch added another layer again decades later.
The practical consequence is that a street here can have two houses forty years apart in age sitting side by side. Foundations that old differ in construction, in what has already been repaired, and in how much the soil under them has been disturbed by everything built since.
Same Standard Everywhere
The free inspection is the same in Irving as it is anywhere else we work.
Mature trees are a bigger factor here than people expect
A large tree close to a house draws a serious volume of water out of the soil through a dry summer, and it takes it from one side only. On the older Irving streets where the tree canopy has had fifty years to establish, that is a common cause of one corner of a house dropping while the rest stays put.
It does not mean the tree comes out. It usually means the soil moisture on that side needs managing, and it means the piers go where the readings say rather than evenly around the perimeter.
Las Colinas sits on ground that was reshaped before it was built on
Las Colinas was master-planned and heavily engineered, with canals cut, lakes formed and large volumes of earth moved before a single house went up. Ground that has been graded, filled and compacted behaves differently from ground that has sat undisturbed for ten thousand years.
Engineered fill is not a defect and these are not badly built houses. It does mean that settlement patterns there can look different from the older parts of Irving a few miles away, and that assumptions carried over from a 1950s ranch house do not automatically transfer.
What we are looking for on an Irving inspection
Elevation readings across the whole footprint, the outside walls where cracks travel, and the crawl space if the house has one. On a mixed-age street the reading matters more than the assumption, because the house type is genuinely uncertain until we look.

Foundation repair in Irving, answered
Do you cover all of Irving?
Yes, from the older streets near downtown through Las Colinas and Valley Ranch. We are based in northwest Dallas, so Irving is a short run.
My house is from the 1980s. Is it too new to have foundation problems?
No. Slab houses from the 1970s and 1980s are a large share of the foundation work in this area. The clay does not care how new the concrete is.
Can you look at a house I am about to buy?
Yes, and tell us the option period deadline when you call so we can work to it.
