Pier & Beam

Done right, from the first inspection to the final nail.

A pier and beam house tells you it has a problem through the floor. You feel the slope walking from the hallway into the back bedroom, or a rocking chair drifts toward one wall on its own. Underneath, the cause is usually straightforward once somebody actually goes down there: shims that have rotted, a beam that has taken on moisture, or a pier that has settled into soft ground.

This is a large share of what we do, and the crawl space photos across this site come from these jobs. We go under the house, find which supports have given up, and set new concrete piers where the load needs them. The floor comes back up in stages so the plaster and the tile above it are not shocked.

01

Call or send the form

Tell us what you are seeing. A crack, a door that sticks, a floor that slopes, or a closing date coming at you.

Elevation readings, a walk around the outside, and the crawl space if the house has one. The visit is free.

03

You get a straight answer

What is moving, whether it needs work yet, and what it costs if it does. Sometimes the answer is that it can wait.

04

We do the work and close it up

Piers set, house brought back in stages, dirt and grass back where they were, photos of what you cannot see.

The Difference

Why the details matter.

It is also the work where the difference between contractors shows up most, because nobody buying the job is going to crawl under there and check. We photograph what we find and what we did, and you get to look at both.

Before You Call

Pier & Beam, answered.

How do I know if it is pier and beam or slab?

If your house has a crawl space you can access, usually through a hatch in a closet floor or a vent panel outside, it is pier and beam. Most Dallas homes built before the 1960s are. If you are not sure, we can tell you on the phone in about a minute.

My floors slope but there are no cracks. Is that still a problem?

On a pier and beam house, sloping floors are often the first and clearest sign, and cracks come later. The slope is the wood telling you a support underneath has moved.

Do you replace rotten wood?

We identify it and tell you what we are seeing before pricing the job. Wood that has taken on water usually means moisture is getting in from somewhere, and fixing the support without fixing the water is a short-term repair.

Can you get under a low crawl space?

Usually, though a very tight clearance changes how long the job takes. We will tell you at the estimate if access is going to be the hard part.

How disruptive is this inside the house?

Most of it happens underneath you. You may hear the work, and doors can need adjusting afterward once the floor has come back up.
