Done right, from the first inspection to the final nail.
A multifamily building has the same clay under it as the house next door, and the same movement, with more people standing on top of it. The difference is scheduling. Units stay occupied, tenants need notice, and the work has to happen without a building full of people losing access to their own front doors.
We leveled a four-unit apartment building recently: the crew turned up every day, kept the site clean, and the engineers checked the work afterward and confirmed it was right.
How It Works
Call or send the form
Tell us what you are seeing. A crack, a door that sticks, a floor that slopes, or a closing date coming at you.
We come out and measure
Elevation readings, a walk around the outside, and the crawl space if the house has one. The visit is free.
You get a straight answer
What is moving, whether it needs work yet, and what it costs if it does. Sometimes the answer is that it can wait.
We do the work and close it up
Piers set, house brought back in stages, dirt and grass back where they were, photos of what you cannot see.
The Difference
Why the details matter.
That is the shape of these jobs. The engineering and the reporting matter more than they do on a single-family house, because somebody else is going to check.

Commercial, answered.
Do tenants have to move out?
Normally not. The work happens around the outside and underneath. It is disruptive in the way any construction is, so tenants need notice, and we stage it so nobody loses access to their unit.
Can you work with our engineer?
Yes, and on larger buildings you should have one. The owner of a four-unit building wrote in a recent review that their engineers confirmed the work afterward, which is exactly how it should go.
How is pricing different from a house?
It comes down to the same thing: how many piers and how hard they are to reach. A bigger structure needs more of them, and access around parking and utilities is usually what moves the number.
How much notice do you need?
Tell us your constraints when you call. Coordinating around tenants is usually the longest part of the schedule, not the work itself.
