How much does foundation repair cost in Dallas?

Almost every foundation contractor in North Texas prices the same way: a set price per pier, multiplied by how many piers your house needs. So the honest answer to what it costs is that nobody knows until somebody takes elevation readings and counts. What you can pin down before anyone visits is what moves the count and what moves the price of each one.

The pier count comes from readings, not from the size of your house

A contractor takes elevation readings across the floor and works out which parts have dropped and by how much. Piers go where the structure has lost support, which is often one side or one corner rather than the whole perimeter.

This is the single biggest reason two quotes on the same house can differ enormously. One contractor scoped the movement, and the other scoped the perimeter. A house needing eight piers and a house needing thirty can look identical from the driveway.

If somebody gives you a number before they have measured anything, they are quoting a package rather than your house.

Access is what moves the price per pier

The pier itself is fairly consistent. What changes is what it takes to get to the spot: a clear side yard is quick, a narrow gap between two houses with a fence to dismantle is not, and an interior pier means opening the floor inside the house.

Pier and beam and slab also cost differently because the work is different. Under a pier and beam house the crew is working in a crawl space; on a slab the piers usually go in from outside along the edge.

What to ask when you compare quotes

Ask each contractor how many piers and why that number. Ask whether the price includes putting the ground and the landscaping back. Ask what the warranty covers and what voids it.

A quote for half as many piers is not automatically the better deal, and a quote for twice as many is not automatically thorough. The reasoning behind the count is the thing you are actually buying.

Related questions

Is the estimate free?

Ours is. Most foundation contractors in this area will look at a house for free, so you should not have to pay for a second opinion.

Can I do part of the work now and part later?

Sometimes, if the movement is confined to one area. It is worth asking rather than assuming the whole quote has to happen at once.

Does foundation repair add value when I sell?

A documented repair with a transferable warranty removes an obstacle from the sale. It is better understood as clearing a problem than as an upgrade.
